Whilst Roofing is constantly exposed to the elements, structural shifting, and stresses as well as chemicals in the atmosphere all take their toll on your roof. Aging occur on all roofs, wear and tear stemming from neglect, abuse, contamination, and accident can result in expensive repairs or premature failure of the roofing system, if not detected. A Regular inspection program will help detect minor problems before they become big ones, avoiding interruptions of work going on inside the building, and most importantly, protecting the owner?s investment and adding many years to the life of a roof.<br />Roof Types:<br />Wood: There are two types. Shingles are cut to a specific size and smooth finished. Shakes are irregular and rough-textured. Wood gives a natural look to a home. It also requires more maintenance to protect it from the elements.<br />Metal: Metal roofs have returned from the olden days to become a popular roofing option. Once limited to low-slope structures, standing seam steel roofs can now be used on steeper roofs as well. Metal is durable, practically maintenance-free, heat reflective and non-flammable. Installed in sheets, a metal roof will actually dissipate a lightning strike rather than conduct it.<br />Built-up Roofing: Built-up roofs are installed on flat or very low-sloping structures. They consist of alternating layers of felt or fiberglass treated with asphalt. These layers are topped with asphalt (tar) or aggregate. Built-up roofs are more common in commercial buildings. <br />Tile and Slate: These are two of the oldest roofing materials around. They are long-lasting and durable. Their weight requires a reinforced roof structure that can support them. Both can be quite expensive and neither is easy to install.<br />Slate Roofing: is a very expensive choice, but it?s very beautiful and distinct. Many Colonial and French homes look very appealing with this style of roof materials. Slate roof materials are heavy, as you can imagine, and will need additional structural support. <br />Factors that affect roofs<br />? Sun delivers a combination of ultraviolet rays and heat can prematurely age a roof. <br />? Snow or ice that melts and refreezes (called ice damming) pushes up the roofing material and causes leaks. Ice damming can be a temporary problem that ends when the thaw is complete. Excessive amounts can damage the roof and roof structure. <br />? Rain is normally kept at bay by a roof. But when rain or moisture gets underneath roofing, damage can occur. <br />? Wind can remove any roof in the most extreme occurrence. However even minimal amounts can weaken a poorly installed roof by letting dirt and moisture get underneath. <br />? Moisture from condensation underneath a roof not only harms the roof and sheathing, but also can cause problems inside of the house. <br />? Trees provide shade to help cool a house. They also provide leaves and limbs that can fall or scrub against the roof. <br />? Algae and moss get a foothold on moist surfaces. Excessive growth can retain moisture and cause eventual weakening of the roofing material. <br />Other Causes of Roof Problems:<br />? Improper Installation <br />? Improper Design <br />? Lack of Maintenance<br />? Flashing Failures<br />Each of these major causes of roof damage can be minimized by regular and careful inspection for early and minor problems. Immediate attention to any flaws or damages with competent repairs can help you avoid major damage to your roof and prevent the need for early and costly roof replacement.<br />Having a roof that leaks is a very common problem of many homeowners, especially if you live in an area that sees a lot of rain. When your roof leaks there are a lot of problems that can happen such as mold and mildew stains, damaged foundations, and water stains on the ceiling, just to name a few. Because of this it is important for you to have the knowledge of how to find the leaks in your roof. <br />When you do discover a leak in the roof you should not panic but simply know that it is time to fix the leaky roof. A leak can actually be a good sign as it will force you to check the leak and it is a good idea at this time to look over the entire roof to see if there are any other leaks or problems. Fixing a leak in your roof is not very expensive and it does not take a lot of time.<br />The Common Roof leaks problem can best be solved by using EPDM. The most important reason for regular roof maintenance is to protect the owner&#8217;s investment. Because if roofs left unchecked then the cracks in roofs can lead to damage in the roof and throughout the building, with the most serious and costly scenario being a total replacement of the roof and ceiling. </p>
<p>A properly executed maintenance program will add years to the life of the roof by detecting minor problems before they become major, as well as providing better protection for, and avoiding interruption of, the internal functions of the building. A roof is exposed to all manner of chemical and physical stress. The long term effects of these forces are called &#8220;Normal Aging&#8221;. In reality, small isolated problems caused through abuse, stress concentration, inadequate ventilation, error, or other factors result in a shortened lifespan of the roofing system. Minor roof maintenance work is a task which:</p>
<p>? can be completed in a matter of minutes, not hours;<br />? is infrequent;<br />? only needs one or two people;<br />? does not involve difficult work (eg heavy or awkward loads); and<br />? only involves a small area.</p>
<p>Small problems or defects, if not detected and repaired, inevitably become major problems affecting the performance of the whole roof system. Roofs represent approximately 5 to 7% of capital building costs &#8211; but roofs cover 100% of the building and its contents.</p>
<p>So what gives when the roof?the spine?is leaking? And when it rains, can this faulty &#8220;backbone&#8221; still be considered a reliable shield of the home?s &#8220;vital organs&#8221;?<br />Roof leaks are obviously a big problem in any house but knowing the correlation between melting snow and roof leaks can help you to prevent one of the major problems that many houses face. When snow melts and runs down the roof it often refreezes as it reaches the edge of the roof and the gutter. You?ve probably stood back in awe looking at these ice dams that form, but these can cause havoc with the integrity of your roof. However, they are relatively easy to prevent and doing so will undoubtedly save you money and heartache in the future.<br />High winds can cause leakage around flashings and valleys. Few roofs are designed for such acts of nature. You should also be wary of solar panels, air conditioners and antenna tie-down bolts. Bolts through roofs are bad news! Chimney shrouds/hoods can also be a source of leakage.<br />Unfortunately, poor construction is becoming more of a problem. Leaks on seven-year-old shake and tile roofs can originate during construction but not become a problem until the roof gets older and looser. As a roof ages, water can go places it could never reach before.<br />Making sure that a leaking roof is prevented or fixed should be a top priority for all contractors and homeowners. A leaking roof can evolve into a disaster which can quickly ruin your home if not handled properly, so you must take every step to combat or prevent the problem. They are made from copper, tin, galvanized steel, lead, rubber and aluminium.<br />Do&#8217;s and Don&#8217;ts of Roof Maintenance</p>
<p>Do&#8217;s:<br />? Be aware that wise maintenance will prolong the life of any roof ? even the best of them.<br />? Perform inspections at least twice a year, preferably at the end of winter and right after summer, when roofs have passed through the periods of severest stress.<br />? Conduct additional inspections immediately after unusual occurrences such as extremely heavy rains, high winds, hail, nearby fires, explosions, etc.<br />? Check the building exterior for settlement or movement. Cracks in the wall are a warning of possible cracks in the roofing and flashing. Are overhangs, cornices, facias and edging in good condition? Are gutters and downspouts satisfactory? Breaks in roof edge elements can cause leaks and also let wind get under the roofing membrane and cause blow-offs. Damaged or clogged gutters, roof drains, and downspouts can cause water back up on the roof.<br />? Be certain that equipment servicemen going on the roof are warned against penetrating or dropping tools on the roof. They should be accompanied by your trained maintenance man to ensure no damage to the roof assembly occurs.<br />? Assure that your roof is kept clean and free from debris.<br />? Recognize that exposure of roof felts (bare spots) on a gravel surfaced roof can lead to quick deterioration. This requires immediate attention by qualified personnel.<br />? Be advised that flashings, gum pans, gravel stops and all other roof penetrations are the source of most leaks. Pay extreme and careful attention to these items.</p>
<p>Don&#8217;ts:<br />? Allow unqualified personnel to maintain your roofs.<br />? Allow traffic on your roof unless accompanied by your informed maintenance man.<br />? Allow equipment servicemen to penetrate your roof without being certain that qualified personnel flash the penetrations. </p>
<p>There are a variety of materials for roof coatings that you can choose from if you have faced roof leaks problem; here are just a few examples of the different types of materials that are available to you; elastomeric coatings; epdm, liquid roof, liquid rubber, liquid epdm etc. primers, caulks, seam products.</p>

			<content:encoded><![CDATA[<p>Looking after the roof of our house is the first and possibly most important step to caring for the long-term life of any house. The most important reason for regular roof maintenance is to protect the owner&#8217;s investment. Because if roofs left unchecked then the cracks in roofs can lead to damage in the roof and throughout the building, with the most serious and costly scenario being a total replacement of the roof and ceiling. </p>
<p>A properly executed maintenance program will add years to the life of the roof by detecting minor problems before they become major, as well as providing better protection for, and avoiding interruption of, the internal functions of the building. A roof is exposed to all manner of chemical and physical stress. The long term effects of these forces are called &#8220;Normal Aging&#8221;. In reality, small isolated problems caused through abuse, stress concentration, inadequate ventilation, error, or other factors result in a shortened lifespan of the roofing system. Minor roof maintenance work is a task which:</p>
<p>? can be completed in a matter of minutes, not hours;<br />? is infrequent;<br />? only needs one or two people;<br />? does not involve difficult work (eg heavy or awkward loads); and<br />? only involves a small area.</p>
<p>Small problems or defects, if not detected and repaired, inevitably become major problems affecting the performance of the whole roof system. Roofs represent approximately 5 to 7% of capital building costs &#8211; but roofs cover 100% of the building and its contents.</p>
<p>So what gives when the roof?the spine?is leaking? And when it rains, can this faulty &#8220;backbone&#8221; still be considered a reliable shield of the home?s &#8220;vital organs&#8221;?<br />Roof leaks are obviously a big problem in any house but knowing the correlation between melting snow and roof leaks can help you to prevent one of the major problems that many houses face. When snow melts and runs down the roof it often refreezes as it reaches the edge of the roof and the gutter. You?ve probably stood back in awe looking at these ice dams that form, but these can cause havoc with the integrity of your roof. However, they are relatively easy to prevent and doing so will undoubtedly save you money and heartache in the future.<br />High winds can cause leakage around flashings and valleys. Few roofs are designed for such acts of nature. You should also be wary of solar panels, air conditioners and antenna tie-down bolts. Bolts through roofs are bad news! Chimney shrouds/hoods can also be a source of leakage.<br />Unfortunately, poor construction is becoming more of a problem. Leaks on seven-year-old shake and tile roofs can originate during construction but not become a problem until the roof gets older and looser. As a roof ages, water can go places it could never reach before.<br />Making sure that a leaking roof is prevented or fixed should be a top priority for all contractors and homeowners. A leaking roof can evolve into a disaster which can quickly ruin your home if not handled properly, so you must take every step to combat or prevent the problem. Perform inspections at least twice a year, preferably at the end of winter and right after summer, when roofs have passed through the periods of severest stress.<br />? Conduct additional inspections immediately after unusual occurrences such as extremely heavy rains, high winds, hail, nearby fires, explosions, etc.<br />? Check the building exterior for settlement or movement. Cracks in the wall are a warning of possible cracks in the roofing and flashing. Are overhangs, cornices, facias and edging in good condition? Are gutters and downspouts satisfactory? Breaks in roof edge elements can cause leaks and also let wind get under the roofing membrane and cause blow-offs. Damaged or clogged gutters, roof drains, and downspouts can cause water back up on the roof.<br />? Be certain that equipment servicemen going on the roof are warned against penetrating or dropping tools on the roof. They should be accompanied by your trained maintenance man to ensure no damage to the roof assembly occurs.<br />? Assure that your roof is kept clean and free from debris.<br />? Recognize that exposure of roof felts (bare spots) on a gravel surfaced roof can lead to quick deterioration. This requires immediate attention by qualified personnel.<br />? Be advised that flashings, gum pans, gravel stops and all other roof penetrations are the source of most leaks. Pay extreme and careful attention to these items.</p>
<p>Don&#8217;ts:<br />? Allow unqualified personnel to maintain your roofs.<br />? Allow traffic on your roof unless accompanied by your informed maintenance man.<br />? Allow equipment servicemen to penetrate your roof without being certain that qualified personnel flash the penetrations. </p>
<p>There are a variety of materials for roof coatings that you can choose from if you have faced roof leaks problem; here are just a few examples of the different types of materials that are available to you; elastomeric coatings; epdm, liquid roof, liquid rubber, liquid epdm etc. primers, caulks, seam products.</p>

<p>But choosing a rain gutter system can be confusing. Gutters come in a variety of types, styles and materials. They can range from cheap vinyl gutters costing about $1 per foot, all the way up to ornamental copper gutters costing as much as $12 per foot.</p>
<p>Which type is right for you? Sectional vs. Seamless Gutters</p>
<p>Your first decision is whether to buy sectional or seamless gutters. Unless you are on a very tight budget, this should be an easy decision.</p>
<p>Sectional <a href="http://www.guttersupply.com/index.php"rel="nofollow" >gutters</a> are sold in pieces through home improvement retailers like Lowe?s The Home Depot. Sections are glued or snapped together to form the length of gutter you need. These gutters are inexpensive, but are notorious for developing leaks at the joints over time.</p>
<p>Seamless gutters consist of a single gutter that is custom-sized to fit your roof. Since they are custom-made, they?re more expensive, but they are far less likely to have leaks down the road. As a result seamless gutters have become the most popular option for new homes.</p>
<p>Seamless gutters are usually created on-site at your home by a contractor with a gutter machine. This is easier than transporting big gutter sections in a truck.</p>
<p>Choice of Material</p>
<p>You can chose rain gutters made from a variety of materials. Which one is right for you?</p>
<p>Vinyl is the least expensive material, costing about $1 per linear foot. But vinyl has a low durability. It can become brittle and break in cold climates, and exposure strong sunlight will cause the vinyl to break down over time.</p>
<p>Aluminum is the most popular material for gutters. It is inexpensive, lightweight, and rust-proof, plus it is available in many colors. Aluminum costs about $2 per linear foot.</p>
<p>Galvanized steel is strong, durable and should resist rust for 20 years or more. The strength of the material makes it a good choice for homes exposed to extreme precipitation. It costs $2-$3 per linear foot.</p>
<p>Copper is the most expensive <a href="http://www.guttersupply.com/index.php"rel="nofollow" >gutter</a> material, costing $7-$12 per linear foot. It is strong and rust-proof. Copper will also acquire a greenish patina as it ages, making it a popular choice for period homes. <p>Rectangular downspouts are typically 2&#215;3 inches or 3&#215;4 inches wide, while circular downspouts are typically 3-4 inches in diameter.</p>

<p>Sizing Your Gutters</p>

<p>If your home has a steeply-pitched roof, it will collect more water as the wind blows rain onto your roof. A roof with a 45-degree pitch will collect about thirty percent more rain than a flat roof.</p>
<p>Gutters can range anywhere from 4 inches to 8 inches wide, but 5 and 6 inch gutters are the most common.</p>
<p>If your home needs to handle intense storms, you can either install wider gutters or install more or wider downspouts to drain water away more quickly.</p>
<p>Gutter Screens</p>
<p>In addition to gutters and downspouts, it is a good idea to include sort kind of screen in your gutter system. Gutter screens help to keep out leaves, seeds and nuts that can clog your gutters.</p>
<p>These items have a variety of names, including gutter screens, gutter guards, and even gutter helmets. Each name describes a different approach to keeping leaves out, while ensuring a good flow of water into the gutter.</p>

Then, Two, the algae was allowed by the homeowner to start growing and then remain on the roof until it was in &#8220;full bloom&#8221; and covering most of the Northern facing, roofs exposed areas, then later, as the roof continued not to be maintained and properly cleaned, the algae continued its growth as their was never any treatment or biocide or fungicide agent applied (ever) to stop its rapid growth, and soon it covered the entire roof surface.</p>
<p>3. Once the bed was made, i.e. the algae had propagated, sheathed itself by developing its dark colored husk and turning black to protect itself from the sun&#8217;s rays, it continued to grow and grow, until it built a thick bed of algae, holding in the accumulation of the overnight moisture, roof condensation and dew, which allowed the next phase to occur.</p>
<p>4. This next phase is when their is all the right ingredients for additional growth of OTHER organisms BESIDES the GM algae, such as , LICHEN, MOSS, etc.</p>

Wear and tear as a result of weather and age occurs in every home, and it is wise to take care of problems before they lead to extensive and costly repairs. Routine maintenance should be done to ensure that everything is well in all parts of the home. This should especially be the case as far as the exterior of the home is concerned because it is the exterior of the home that is most subjected to wear and tear. </p>
<p>1. Maintain Your Gutter</p>
<p>One of the best tips that can be given for the proper maintenance of the exterior of the home is by maintaining the gutter. The gutter is the trough fixed under or along the eaves for draining rainwater from a roof. Gutters in general are also are called eaves spouts, eaves trough, rainspouts and spouting. Because they are located at the exterior of the home their proper maitenance has a direct impact upon the overall appearance of the home. Maintaining gutters is an easy task. One only has to think about the serviceability they are able to offer once they are rid of everything that they need to be rid of. Clogged gutters can cause landscaping, lawn and shrubbery, walls, foundation, basement, crawl spaces and existing gutter system great damage. This is the reason why these channels should be kept clean at all times. </p>
<p>2. Gutter Maitenance Tips</p>
<p>In maintaining gutters, it is important for one to make sure that he has all the materials needed before starting work. It is not advisable for him to stop in the middle of a task to hunt for a tool. The first step is to clean the gutters with a narrow stiff-bristled brush. A wallpaper brush can be used to sweep out debris when the gutters are dry. It is also not advisable to clean the gutters by flushing them with a garden hose. This might cause the downspout to clog. Gutters should be cleaned when they are dry, and the hose should be used to flush out any remaining debris. </p>
<p>- Clean any leaves, twigs or other debris off the roof<br />
- Walking on the roof and using an old broom or a leaf blower, pitch all debris down into the yard<br />
- Once the roof is clean of debris, start on the gutters themselves<br />
- Using a narrow trowel or putty knife, gently lift any debris in the gutters out and pitch it down to the yard<br />
- For safety purposes, it is a must to check all the supports when the gutters themselves are clean enough<br />

- Use the hose to test the gutters ability to rapidly redirect water</p>
<p>3. Gutter Tips</p>
<p>It is not advisable to lean ladders against the gutter. Installing a plastic support piece to the gutter to support the weight of the ladder is what should be done. The support piece in question provides a permanent access point to the roof and is fastened to the wood underneath the roof using galvanized deck screws. It can also be mounted directly to the gutter. Purchasing a ladder stabilizer for added ladder safety is also a must as the ladder stabilizer locks onto the rungs of the extension ladder, preventing the ladder from shifting side to side. </p>
<p>4. Prevention Is Better Than Cure &#8211; Gutter Guards</p>
<p>Those who want nice-looking, serviceable gutters for their homes are advised to consider installing gutter guards, screens that prevent debris from entering the gutter. These devices also direct the flow of water away from the house and into the ground. This way, one will have gutters that will prove to be more of a blessing than a curse. Proper maintenance of these devices will cause them to be extremely useful while adding a touch of style to the exterior of the home which they form part of.</p>
