			<content:encoded><![CDATA[<p>My girlfriend has a 1970 Vagabond mobile home, single wide.  The bathroom is at the comple rear of the trailer.  The toilet has been leaking where the tank meets the bowl and has the vinyl floor tile loose and the plywood underneath &#8220;hooved&#8221; up to where the toilet is leaning back a little bit&#8230;The bathtub is next to the toilet, to the left, in close proximity.  What I would like to know is what might be involved in the repair..we are thinking about removing the bathtub and replacing the floor..we know it needs a new toilet, but she would like a shower stall instead of the bathtub&#8230;is this feasible? and what is underneath the plywood floor? what does the tiolet pipe anchor to? any help would be appreciated..Thank you!!!  the total area effected by the water is, at most, two 4 x 8 sheets of plywood&#8230;including the area under the tub.</p>

They are built much differently than you typical home and specific details must be inspected and addressed that aren&#8217;t reviewed in a normal home. Here is a quick list of how mobile homes differ from standard homes, and why they require a different home inspection.</p>
<p>&#13;Mobile Home vs. Normal Home</p>
<p>&#13;Mobile Homes (Manufactured homes as they are now called) are not built the same as a site built home. They have a number of items that make them significantly different.</p>
<p>&#13;1) METAL LEGS: Mobile homes rest on metal legs that over time can rust, shift or become loose from the homes main support beams resulting in many problems. Your traditional home is on a solid foundation that doesn&#8217;t rust. However, based on seismic activity, the foundation of a normal home can shift.</p>
<p>&#13;2) ALUMINUM WIRING: Many mobile homes have aluminum wiring. If it does then it needs to be inspected and maintained. Your traditional house has wiring that&#8217;s typically copper based. However this can vary and in some cases does require an inspection.</p>
<p>&#13;3) WATER LINES: The water lines and connections many times are not welded and can become loose and start small leaks that result in expensive repairs. Cracks in pipes in your traditional house can also cause such damage, however because pipes are fitted together differently with other homes, such issues tend not to occur as frequently as in a manufactured home.</p>
<p>&#13;4) WALLS AND CEILINGS: As might be expected, walls and ceilings may not be insulated properly resulting in excessive use of your heater and or air conditioning system and this means spending extra money. The walls of mobile homes tend to be thinner than your traditional home. With a non-mobile home, insulation in walls must meet a different level of inspection.</p>
<p>&#13;5) WINDS: A big issue with mobile homes that a more traditional house does face is wind. Wind can cause damage to a mobile home easier than a non-mobile home. That&#8217;s because the foundation isn&#8217;t as secure (if it was, it wouldn&#8217;t be considered &#8220;mobile&#8221;). The Department of Housing and Urban Development (HUD) has set in place special windzones in various parts of the county. These zones establish the severity of high winds in the area that could affect the stability and integrity of a manufacture, mobile home. For example, Florida has various windzones with levels such as windzone 2 and windzone 3 (South Florida is windzone 3, the strongest windzone).</p>
<p>&#13;These are 5 specific issues that a mobile has that traditional homes don&#8217;t. But regardless of whether you own a mobile or traditional home, an inspection is necessary if you want to ensure the integrity of your house or a home you&#8217;re about to purchase. Over time we accumulate items and may improperly store them in places that can create unseen issues with your home. Everyday new items come onto the market to help make our homes safer to live in. However if you don&#8217;t know that your home has issues and problems, then you don&#8217;t know your home needs these items until it&#8217;s too late. For these reasons you can see why it is important to have your home inspected on a regular basis.</p>

If you have, would you please tell me in detail, how you repaired it?<br />

In many of these vehicles, there is nothing different from them other than that their purchaser has not taken care of his finances.  The bank, or lending institution is looking to get back some of their money by taking back the vehicle and trying to sell it.  More than likely, they will not make any money on this deal so they will be looking for someone who is willing to purchase the vehicle at or near its value.  The longer the bank owns it, the more money they have tied up in it.  So, in most cases, they want to get rid of these repossessed mobile homes as soon as they can.</p>
<p>To do this, they often will do one of several things.  This is where you come into the picture.  You are looking for a great deal on the home of your dreams.  You have cash or a funding to pay for it.  And, you are willing to take possession quickly.  How can you and the bank come into contact, though?</p>
<p>There are several ways in which this can happen.  For one, you can go to auctions in your area.  To find them, check out the web.  For example, you can look for Ohio mobile home repos advertised on the web or you can go through your local paper.  </p>
<p>Another option that you have is to use the web to help you find them.  You&#8217;ll find that many lending institutions find this to be a great way to find buyers.  And, since the prices are very low, many avid buyers are willing to travel to make the purchase.  If this is the case for you, you&#8217;ll be able to track down the mobile home that you want without much trouble.</p>
<p>Watch The Pitfalls, Though</p>
<p>It is important that you either know something about vehicles or that you know someone that does.  It&#8217;s important for you to find solutions to your needs but you want to make sure that the vehicle runs as well.  Having them checked out before you make a purchase is very important.  In most cases, they are sold in an as is type of condition.  You&#8217;ll want to invest the money in an inspection to insure the quality of the vehicle before you purchase it.  Also, it is important to insure its value.  Most of the time, you can find some basic value information on the web as well.  But, until you see the vehicle up close, you won&#8217;t know its actual value.</p>
<p>Regardless, you can really save a good chunk of money when you purchase a repo.  You can even find opportunities to purchase, repair and then resell the product if you are interested in starting a little income opportunity.  The web is an excellent tool to use to find the vehicles and the mobile homes that you really would like to own for far less than what they are priced elsewhere.  You can and will be able to see the value very quickly in these.</p>

			<content:encoded><![CDATA[<p>Ugly, brown stains are a common feature of mobile home ceilings. They develop when roof leaks or condensation cause water to drip onto the ceiling tiles from above. </p>

<p>They persist because because removal is not as simple as painting over the stain. The stain &#8220;bleeds&#8221; through paint leaving it as ugly as before. In addition, many mobile home ceilings are made with a sprayed on acoustical texture which is VERY fragile. Painting it with a roller or brushing on a heavy latex paint is a good way to pull off some of the texture, leaving a bare, untextured area. Fortunately, stains are easy to cover if you have the right materials.</p>
<p>&#13;</p>
<p>There is no point in doing the repair until you are sure the leak is fixed and your ceiling has dried completely! Then go to your local paint store or home improvement center paint dept. and look for an aerosol can labeled &#8220;Stain sealing ceiling paint&#8221; or something close to that. Two brands I know of are &#8220;Kilz&#8221; and &#8220;Zinsser&#8221;. It will be made to spray straight up and only comes in one color. Hopefully, the color will be a good match for your ceiling tiles. </p>
<p>&#13;</p>
<p>While you are shopping you may also want to buy some of the blue masking tape. It costs more than standard masking tape, but comes off when you are done, without leaving adhesive behind or pulling anything off when it peels away. </p>
<p>&#13;</p>
<p>At home, mask the area you plan to spray and put an old sheet or something on the floor. Then follow the directions on the can to do the actual spraying. Two light coats with adequate drying time between them is better than one heavy coat. </p>
<p>&#13;</p>
<p>In most cases the color of the new area will be close enough to the old that no dditional topcoat is needed. The fact is, people seldom look up. With the really bvious stain gone there will be nothing to draw the eye to what is probably a very subtile difference in color.</p>
<p>&#13;</p>
<p>The repair described here will cover water stains on ceiling tiles or wallboard anywhere, not just in mobile homes.</p>
