Yes and no ... it depends how much has the crack progressed over time my house was build in 40's and has a few cracks but never got worse in 15 years (thats how long I owned it) so you just fill it with repair material but if it keeps growing you got problem

Replacing your foundation is a MAJOR repair. It's not something you and a few buddies can do over the weekend. It'll involved jacking up the house for starters. It won't be cheap or easy. BUT..if the property is a good deal and you can get a mortgage for the amount plus enough to repair it, it might be worth it. Like you said, it IS 11 acres..

No, its not worth buying. Maybe if the owner dropped the price or did something about the problems first.

i had a friend who had a similar dilemma, he opted to repair the foundation himself(very experienced contractor). After jacking up the house and digging out the foundation, the cribbing for his house jacks gave way, and the whole house collapsed. He finished demolishing the house, built a new one. I asked him one day if it was worth it, he said NO would never try that again.

Foundation repair is critical to address as soon as you suspect a problem. For starters, the sooner you fix a failing foundation, the less damage it will cause. The second reason is directly related to the first. A settling, shifting, or failing foundation can cause major structural damage to your home, and the longer you put off fixing the problem, the worse that damage is going to be.
